Conveyancing Fees:
Our costs are based on the purchase price and can be found below. For some transactions, such as leasehold properties additional fees may be appropriate and this will be included in our original estimate if we are made aware of this at the time of quoting. There is also an additional cost of £30 plus VAT for CHAPS Bank Transfers. There is also the possibility that additional fees will be proposed during the course of a transaction should unexpected work be necessary, e.g. drafting of statutory declarations or varying a defective lease. In addition to our legal fees, you will also be required to pay expenses to third parties on sales and purchases, often referred to as ‘disbursements’.

Disbursements are charges made by Third Parties.
On a Sale, the usual disbursements are Office Copies of the Title downloaded from the Land Registry. Each document downloaded costs £3. The amount of disbursements for each property differs depending on how many documents are registered at the Land Registry. If the property is leasehold then more documents are required by the buyer's Solicitor.
Other documents which may be requested by the buyer's Solicitor are Planning and Building Regulations certificates. Copies of these can be requested from the relevant authority and range in price from £1-£48. If during the course of the sale we become aware of any additional disbursements, we will notify you.
On a Purchase the disbursements will include: Searches at an average cost of £250, Land Registry final searches (including bankruptcy) at an average cost of £7, land registration fees and Stamp Duty payments as below. If during the course of the purchase we become aware of any additional disbursements, we will notify you.
